The land for the project has been fully paid for 33 years with the possibility of a guaranteed contract extension for another 30 years. All legal issues regarding the land have been fully settled and documented.
The buyer receives official contractual warranties: 10 years for the building's structural elements and 2 years for waterproofing. Construction begins only after all necessary permits have been obtained, eliminating the risk of project suspension and ensuring process transparency.
According to the project’s financial model, villa yields are 11.3–13.8% per year in the realistic scenario (77% occupancy) and up to 17.2% in the optimistic scenario (up to 81.5% occupancy), with a payback period of 5.8 to 8.8 years. The AURA complex includes: a panoramic restaurant, an infinity pool, a spa complex, a sauna and ice pool, an open-air cinema, areas for yoga and meditation, parking, a private park, 24-hour security, and service.
To reserve a villa, you pay a $2,000 deposit, which holds it for 14 days. After the contract is signed, you pay a 15% down payment, and the balance is split into equal quarterly installments over the construction period — up to 24 months. An 8% discount applies for payment in full.
All you need is your international passport. The SPG team takes care of all other documents and legal procedures (the sale and purchase agreement, leasehold registration and permits).
